Tenant Guide to Letting. Our standard Terms & Conditions (Subject to Contract)

After you have viewed the property you may reserve it by payment of a holding deposit equivalent to two weeks rent or stated minimum as clear funds. This is enable us to have the property withdrawn from the letting market with us or any other agencies involved once your offer has been accepted.

This holding deposit will of course be incorporated into the six week security deposit, once the Assured Shorthold Tenancy has been confirmed.

However, we must confirm this holding deposit is non-refundable, should you decide to withdraw your offer or your references are not satisfactory – (misleading, untruthful) in any circumstances.

This deposit is refundable if the offer is withdrawn by the landlord prior to your move in date.

Please note, we will require cleared funds prior to providing access to any of our properties, and if a personal cheque is being submitted, this will normally take at least five working days to clear.
Bankers’ drafters, however, are acceptable.

Please note the admin fee is paid once your offer has been accepted and it is not refundable. All funds must be cleared into our account within 2 weeks of leaving holding deposit or before signing of the contracts, subject to references checks.

Any Assured Shortholds Tenancy will be subject to the tenant satisfying our requirements by way of providing our office with the following:

  1. Proof of employment (Accountants references if self-employed) – Confirmation letter in company letter headed paper or a copy of the contract.
  2. Proof of income – must recent 3 months’ payslips or bank statements
  3. Current landlord’s references/ character references- in writing
  4. Proof of photo Identification for any party over the age of 16 years and proof of Right to rent in UK
  5. Recent utility bill as proof of address
  6. CENTRUM PROPERTIE Estate Agents Ltd’ application form and consent form to be completed and returned.
  7. Guarantor form (if applicable) along with the documents above.

These are essential requirements to satisfy the money laundering laws that are currently in place.

Applicants will be required to provide the references within a sufficient time (3 working days) for us to verify.

It is now law to advise you that we are required to carry out a credit check on all of our potential incoming tenants. On the subject of the credit searches, we would require your current, and a previous UK address if you have moved within 18 months, and the time the you have lived in those premises, in addition to your date of birth.

As part of Right to Rent legislation we will require to see original documents as proof of rights to rent in UK.

We will require a security deposit prior to moving in, (which shall be held by the Government

Deposit Protection scheme as security for the duration of the Tenancy), plus a full months’ rent in advance, prior to any tenancy commencing.

The deposit will be held and released with Tenancy Terms and Conditions. The tenant cannot off set the rent by using this deposit. No interest is accruable on deposits.

We found it easier for both the landlord and tenant, for the monthly rent to be collected on standing order.

Please be aware that we cannot entertain arrangements for future payments of monthly rent by cheque or cash.

Prior to us entering into any tenancy agreement there are certain administrative costs for required for the setting up of the Assured Shorthold Tenancy Agreement. The cost of the administration fee£285 Plus VAT, £325.00 plus VAT for a group of 3 people, £30 per person fee is payable reference checking.

An inventory of the contents and schedule of condition will be prepared by CENTRUM PROPERTIES Estate Agents Ltd or the landlord and his will be used on the check-out, once the tenancy has expired, unless otherwise stated. The property shall be professionally cleaned prior to the tenancy commencing, including carpets and curtains. The tenant shall be responsible for the professional clean upon vacating the premises.

It is normal procedure that the cost of check in is met by the landlord, and the cost of check out is met by the tenant.

The Assured Shorthold tenancy agreement shall be drawn up by CENTRUM PROPERTIES Estate Agents Ltd (unless otherwise stated), and a draft copy shall be forwarded to all parties prior to the tenancy commencing.

Most landlords do not allow pets, there are exceptions but usually a larger deposit is required.

Tenant are advised and might be required to obtain tenant content insurance cover. If the content insurance cover is required we will require confirmation of a valid content insurance policy being in place prior to occupancy.

All bills for services within the property related to telephone, broadband, satellite and TV licence shall be responsibility of the occupier for the duration of the tenancy including any connections fees where applicable. Tenants are responsible for paying TV licence.

  • Council tax

It is the responsibility of the tenants to pay for Council Tax and all the utility bills in respect of the property they are renting.

When you have decided to move from the premises, we will appreciate your co-operation in accommodating viewings at the agreed dates and times.

Please give us 2 months written notice if you would like to quit the tenancy.
